OFFICIAL RULES
NO PURCHASE OR PAYMENT OF ANY KIND IS NECESSARY TO ENTER OR WIN. A PURCHASE OR PAYMENT WILL NOT INCREASE YOUR CHANCES OF WINNING.
1. Sponsor. Keller Hospitality Group LLC, 1102 Stewart Mill Rd Stone Mountain GA 30087 ("Sponsor"), operator of Ramsden Lake.
2. Eligibility. Open to legal residents of the 50 United States and the District of Columbia who are 18 years of age or older at the time of entry. Employees of Sponsor, their immediate family members, and members of their households are not eligible. Void where prohibited by law.
3. Sweepstakes Periods. The sweepstakes runs in consecutive three-month periods (each a "Quarter"): Quarter 1: January 1 through April 1, and so on, beginning October 1 and continuing until Sponsor ends the promotion.
4. How to Enter. Sign up for the Ramden Lake email list at [URL] during a Quarter. Each person who subscribes during a Quarter is automatically entered in that Quarter's drawing; no separate action is needed. Limit one (1) entry per person per Quarter, regardless of the number of sign-ups or email addresses used. Entries made by bots, scripts, or other automated means are void. Subscribing is free and does not require a booking, purchase, or payment of any kind. Entrants who unsubscribe before the drawing remain eligible.
5. Drawing. Within [10] days after each Quarter ends, one (1) winner will be selected in a random drawing from all eligible entries received during that Quarter. Odds of winning depend on the number of eligible entries received in that Quarter.
6. Winner Notification. The winner will be contacted by email at the address used to enter. The winner must respond within [7] days. If the winner does not respond, cannot be verified as eligible, or declines the prize, the prize may be forfeited and an alternate winner selected at random from the remaining eligible entries.
7. Prize. One (1) prize per Quarter: a complimentary two (2)-night stay at Ramden Lake, accommodation only. The prize is subject to the following restrictions:
Weeknights only. Stay dates must be Sunday through Thursday nights. Friday and Saturday nights are not eligible. [Holiday/blackout dates] are also excluded.
New reservations only. The prize is valid only for a new reservation. It cannot be applied as a credit, refund, or discount to any stay that has already been booked or paid for.
Subject to availability. The reservation must be made by contacting Ramsden Lake and the stay completed within 12 months after notification.
The prize has no cash value, is non-refundable, and cannot be exchanged for cash. Unused nights are forfeited.
The prize covers lodging only. Taxes, resort or cleaning fees, food, activities, travel, incidentals, and all other expenses are the winner's responsibility.
Lodging is subject to Ramden Lake's standard policies, including [minimum check-in age, damage deposit, cancellation terms].

8. Taxes. The winner is solely responsible for all federal, state, and local taxes on the prize. If the ARV of prizes received is $600 or more in a calendar year, the winner must provide a completed IRS Form W-9 and Sponsor will issue an IRS Form 1099.
9. Winner Verification and Release. As a condition of receiving the prize, the winner may be required to confirm eligibility and sign an affidavit of eligibility and a liability and publicity release. Except where prohibited by law, Sponsor may use the winner's name and likeness for promotional purposes without further compensation.
10. General Conditions. Sponsor may cancel, suspend, or modify the sweepstakes if it cannot run as planned due to fraud, technical failure, or other causes beyond its control, but will not change these Official Rules as to entries already received. Sponsor's decisions are final. By entering, entrants agree to be bound by these Official Rules. To the fullest extent permitted by law, Sponsor and its affiliates are not responsible for lost, late, or misdirected entries, technical errors, or any injury, loss, or damage arising from the sweepstakes or use of the prize.
11. Privacy and Email Consent. Entry requires submitting an email address, which will be used to administer the sweepstakes and to send Ramsden Lake marketing emails. Entrants may unsubscribe at any time using the link in any email. Information is handled in accordance with Sponsor's Privacy Policy.
12. Social Media Disclaimer. This promotion is not sponsored, endorsed, or administered by, or associated with, Facebook, Instagram, or any other social media platform.
